The Development Services Department (DSD) is hosting a webinar for the Austin community. We will share details and receive feedback on land development code amendments that will be considered by the Austin City Council in November. Our goal is to make this information accessible to Austinites who are not familiar with development regulations. These topics are part of a City Council resolution to shorten the review time for developers looking to build triplexes, fourplexes, and other small developments.

Subject matter experts from the Development Services Department and Watershed Protection Department will address policy proposals for Site Plan Lite and Infill Plat, including:

  • Site Plan Lite, Phase 2 – This is the next step after City Council adopted Ordinance No. 20230720-158, which created a site plan exemption for projects of four or fewer residential units. Site Plan Lite, Phase 2 will reduce drainage regulations for projects with 5-16 units on a single lot and include a new "small project" classification to further streamline the development process for these projects.
     
  • Infill Plat – The proposed changes would create “infill lots” and expand opportunities for “fee simple” ownership (i.e. owning both the house and the land) within existing subdivisions. Staff’s proposed amendments include changes to drainage regulations, which would lower the cost of infill development.
