PDC Appointments
 

On Monday, April 8, DSD will shift in-person services at the Permitting and Development Center to virtual services. This single-day operational change is intended to minimize disruption to our customers and their projects while acknowledging the large influx of eclipse activity expected in Central Texas.  


The City of Austin Permitting and Development Center (PDC) offers appointments to help answer some of your development and permitting questions. The select work groups below provide virtual and in-person appointments. To schedule your appointment, select the appropriate workgroup, and please limit appointments to the services listed for that workgroup. Appointments are not available for all permitting and development services.

  • Virtual (video or phone) appointments are hosted on Microsoft Teams. Two options will be provided to you in a confirmation email; a link and a phone number. You may use your computer or mobile device with the link to use video or share screens, or you can call the conference phone number using just your phone for a voice-only option.
     
  • In-person appointments are at the PDC, 6310 Wilhelmina Delco Drive, Austin (See Map). Appointments are subject to parking fees for visits more than 30 minutes if you park in the PDC parking garage
     
  • If you have already submitted an application, please work directly with the staff assigned to your case.

Contact the Industrial Waste (IW) Team 

The Industrial Waste Team is now part of the Commercial Plan Review (CPR) process. They review plans and draft IW approval letters once plans are submitted through CPR.

Appointments are available for questions pertaining to Site or Building Plans with comments from an Industrial Waste Reviewer; Regulations, testing, or inspections of grease trap (GT) or grease interceptor (GI); and  Questions related to variances, replacement, abandonment, or complex situations.

Building Permits and Inspections - Commercial

The following appointments are for commercial and multi-family (more than 2 units) properties to answer questions regarding application submissions, plan review requirements, site plan corrections/exemptions, technical building codes, and inspections. OPTIONAL FEE-BASED MEETINGS:

Preliminary Plan Review Meeting 
This is an optional fee-based meeting that occurs before submitting an application. In this meeting, customers meet with plan reviewers to discuss preliminary design or code issues to identify items that need to be addressed or modified before construction plans are submitted to the City for permit review.

Plan Review Consultation Meeting 
This optional fee-based meeting occurs during the review process or with active permits that need longer than the 20-minute appointments to discuss rejection comments with your specific reviewer. These meetings are intended to assist the applicant and/or design team in identifying items that need addressing or modification before plans are revised and submitted as an update. No approvals are given, and no design changes will be offered by staff.

The Neighborhood Assistance Center (NAC) helps community stakeholders understand and navigate the City’s various development processes and the public’s role in each. Site Plans

A Site Plan Application is required for all developments except single-family and two-family residential properties. A site plan is not a building permit and does not authorize the construction, demolition, or relocation of buildings.

A Site Plan illustrates the proposed development and its intended (land) use within the site’s context. Site Plans show the proposed development and improvements and provide details on land use, access, utilities, parking, landscaping, buffers, general architectural features, setbacks, building footprint, and location of new structures. The application also includes existing conditions, such as topography, watercourses, floodplains, significant vegetation, other environmental features, and any existing improvements on the site. Subdivision / Land Status Determination

The subdivision of land (a Subdivision or Land Status Determination Application) is required when a property owner within either the City limits or extraterritorial jurisdiction (ETJ):

  • Divides a tract of land into two or more parts (Subdivide);
  • Combines legal lots and/or portions of lots into new lots (Re-Subdivision); or
  • Adjusts lot lines between existing legal lots (Amended Plat)

For the sale, development, or extension of utilities to the property.

  • On-Site Visits, Pre-Development Only (Optional Service):  For City Arborist staff to go on-site/in-field before plans are submitted, submit a Tree Pre-Development Consultation application (fees apply). Zoning (Land Use)

Zoning is dividing land into separate districts that specify allowable land uses and site development regulations, such as building heights, bulk (density/floor-to-area ratio), setbacks, building coverage, impervious cover, etc. In other words, zoning is how the City of Austin regulates how a property is used (e.g., what land use is allowed), how and where structures can be built, and how much land the structure can cover.

Zoning only applies to properties within the City of Austin’s Full Purpose or Limited Purpose Jurisdiction.
 


Change Zoning District Questions

The Land Development Information Services staff, previously known as the Development Assistance Center (DAC), can answer general questions about rezoning a property, the change of zoning process, and zoning application requirements and provide general feedback if the staff supports the proposed zoning change request.

Commercial and Multi-Family Zoning (Land Use) Questions

The Land Development Information Services staff, previously known as the Development Assistance Center (DAC), can answer general zoning questions for commercial and multi-family properties.

This is for questions about the types of commercial land uses allowed on the property, the number of units allowed for multi-family properties, general parking requirements, setbacks, building height, impervious cover, Subchapter E, compatibility standards, and other site development and zoning regulations for any new changes to a property.

Residential Zoning (Land Use) Questions

Go to the “Building Permits and Inspections - Residential” appointment section to make an appointment to ask general residential zoning questions for single-family, townhouses, duplexes, and accessory dwelling units (ADUs).

This includes questions about impervious cover, setbacks, building coverage, Subchapter F, and other site development and zoning regulations under the Land Development Code for any new construction and additions.
