The ERC Regulating Plan lays out the rules that will guide new development and redevelopment to help realize the Vision of making East Riverside a more vibrant, functional and beautiful environment. Tailor-made for East Riverside Corridor, the regulations address the physical relationship between development and adjacent properties, streets, neighborhoods, and the natural environment in order to implement the vision of an urban mixed-use neighborhood that supports current and future transit options.
In 2010, the City of Austin adopted a master plan for the East Riverside Corridor (ERC) from Interstate 35 to State Hwy 71/Ben White Boulevard. The master plan was developed through a community involvement process and establishes a vision, plan and implementation strategy for the corridor, including specific land use, urban design, and transportation recommendations. The ERC Master Plan is the basis for the ERC Regulating Plan, which will establish a design-based code and new zoning for the area.
