CodeNEXT is the first major rewrite of Austin’s Land Development Code in 30 years. The existing code lacks the tools our city needs to effectively shape and manage growth. As we look to the future, we need a Land Development Code that embodies the values set out in the City Council-adopted Imagine Austin Comprehensive Plan. Addressing Austin's Future
CodeNEXT focuses on five main areas where it can have a direct impact on quality of life: Mobility, Community, Environment, Housing, and Permitting.
For example, to help address affordability, the new code offers more diverse housing types and a new citywide framework to stimulate production of affordable homes. Mobility is improved by increasing connectivity, enhancing walkability, and encouraging a mix of uses. The new code offers tools to manage water, reduce flooding, and better integrate nature into the city. To help preserve and enhance communities, zoning districts are more refined and reflect the variety of conditions found in Austin. The permitting process is updated and streamlined, and the code itself has been given a new look, with more graphical elements and clearer labeling to facilitate understanding.
